The Appraisal Process

First we establish with you who will use the appraisal report and what it's purpose will be.   During the home inspection we measure the house to ensure we have the accurate square footage, which affects the value of your property.  Pictures of the exterior and interior rooms are taken and the quality and condition of the them are noted.  Any recent improvements or updates are taken into account.


We research comparable sales in your area and select the most similar to yours.  Using paired sales analysis we arrive at their adjusted value.  The sales are then analyzed and their adjusted value is reconciled to arrive at an accurate market value of your home.  The appraisal report is delivered either by email or regular mail and if needed, we include your lawyer, accountant or financial representative in the process.
